The Real Cost of a Real Estate Lead? Part 3

What are your options then? First and foremost, I’d suggest working for a company that makes talking to clients about your services easy. Next, I’d suggest choosing a company that combines a tremendous marketing system along with high listing averages per agent. Why? If an office employs 5 agents, all with ten to twenty listings, then the number of leads generated from their activity alone will sustain their own businesses. Generic leads created from the companies lead system can be passed on to the new guy or gal in the company. However, companies that hire large numbers of agents but have low average listings cannot generate a sufficient number of leads for their current Agents, which leaves the new person to fend for themself. In every market my company enters there are Brokers who are building their businesses by hiring every person who walks in the door. The hordes go running because they hear that XYZ Realty is the fastest growing company in the market and they pay 70% splits. Why? Because they have 100 agents! Any company would have 300 listings with that kind of client base. You better look at the numbers very closely before adding your name to the hat though. 70% of nothing is still nothing. It is much better to get 50 or 60% on $8000 to $10,000 a month, which you only receive when you have 10 to 15 listings. Where will you get your leads?

I learned my lessons in the stock market. Playing the role of sheep and following the crowd can lead to an unpleasant ending. In the above case, reality says there will be few leads that flow your way meaning you are on your own. You better be good on the doorstep and have a fee structure that is very client friendly. If not, well, back to the corporate world it is for you.
